Estoppels

IMPORTANT: River Gardens has two (2) HOAs. Estoppels for homes within each HOA are provided by that HOA's Treasurer. If you send your request to the wrong HOA, count on it being delayed.

Go HERE to determine which HOA the property is in and send your request to the correct HOA!

If you have an urgent need, do not rely on email. Pick up the phone and call! And, if you do not receive a response in a reasonable amount of time, then call upon the correct HOA President or Secretary. The contact information for both HOAs is available on the "Contacts" tab.

NOTES TO REALTORS & CLOSING AGENTS

Your closing may be delayed if you do not go HERE to determine which HOA the property is in.
There is currently no fee for standard estoppel preparation.
While we typically respond to estoppel requests quickly, be aware that pursuant to FS 720.30851, estoppels are to be provided within 10 business days after receiving a written or electronic request.
The HOAs have no staff, and the board members are all volunteers. We attempt to provide estoppels promptly, but each person monitors only their own email, and only a couple of board members have the information to respond to an estoppel request. In addition, all of us travel from time to time.
With extremely rare exceptions, a real estate closing does not happen for several weeks once an offer is accepted. If you do not request an estoppel until shortly before closing, it will not constitute an emergency for the HOA.
